We’re over a month into 2026 and on February 4 the Charlottesville Area Association of Realtors published their final look back at 2025 with an analysis of sales activity in October, November, and December.
“The CAAR market had a strong fourth quarter,” reads an overview in the report. “The CAAR area had 970 sales this quarter, jumping 10.3 percent, which is 91 more sales than a year ago.”
Activity was not uniform across the region. While sales volumes were up 85 percent in Greene County, they were down seven percent in Nelson County.

There were 266 sales of new homes in the fourth quarter of 2026, the highest amount in five years. However, the median price for new construction dropped from $515,000 to $464,240.
For the second quarter in a row, the overall median home sales price dropped and is measured at $464,995. That is two percent lower than in the last three months of 2024.
“At the state level, the median sales price was $425,000 in the fourth quarter, $10,000 more than last year, growing 2.4 percent,” reads the report.
As with sales volume, not all jurisdictions had the same behavior. The median price of a home in Albemarle was up four percent to $558,700, Charlottesville was up 10 percent to $546,140, and Greene County was up eight percent to $436,000.
The median sales price was down five percent in Louisa County to $430,000, down nine percent in Fluvanna County to $341,061, and seven percent in Nelson County to $429,000.
The number of homes on the market increased with 925 active listings on December 31. That figure is up 34 percent from the previous year.
