After two years of tracking property transactions in Charlottesville, I’m pleased to finally present the same service for Albemarle County. I have been meaning to do this for a while and this is the first installment. Paid subscribers to Charlottesville Community Engagement got a first look a few weeks ago.
Unlike the Charlottesville list, this will be a more regular edition published when I can get around to it. I will post as many as I can as I try to figure out more about what’s happening.
This is not a complete list of transactions but tracks everything deemed as “value” I’m doing this to see how close the 2023 assessments are coming in compared to sales prices. The market has slowed down after years of being fairly hot. Now, we wait and see what happens.
There is no attempt to draw any trend from any of this. This is simply an anecdotal look at transactions with very few frills. I realize I don’t know Albemarle County as much as I need to, so this is an attempt to become familiar with neighborhoods and streets, as well as to better understand would could be a shifting tide.
As a baseline, Albemarle County assessments were up an average of 13.46 percent. Here’s how things broke down via magisterial district:
- Rio: +13.99 percent
- Jack Jouett: +14.23 percent
- Rivanna: +15.64 percent
- Samuel Miller: +11.49 percent
- Scottsville: +13.52 percent
- Town of Scottsville: +11.29 percent
- White Hall: +12.30 percent
So, let’s get right to it. This being the inaugural edition, I’ve not really come up with a way to bring pictures into this yet. Still I suspect people may be interested, so here we go!

January 3, 2023
- A 32.41 acre lot with a four bedroom house in the 5700 block of Henderson Lane near Covesville sold for $830,000. That’s 0.74 percent below the 2023 assessment of $836,200. The 2022 assessment was $705,400 and this property last sold on July 17, 2018 for $577,500. (Samuel Miller District)
- A three bedroom house built in 1969 on Chaucer Court in the Canterbury Hills neighborhood sold for $425,000. That’s 29.53 percent below the 2023 assessment of $603,100. The 2022 assessment was $484,400. (Jack Jouett District)
- A three bedroom house built in 2013 on Briarwood Drive in northern Albemarle County sold for $432,500. That’s 65.01 percent over the 2022 assessment of $262,100 and 6.19 percent above the 2023 assessment of $407,300. (Rivanna District)
January 4, 2023
- A three bedroom townhouse built in 2022 in Belvedere on Fowler Circle sold for $518,293. That’s 5.67 percent above the 2023 assessment of $490,500. (Rio District)
- Another three bedroom townhouse on nearby Fowler Street sold for $499,900, or 0.87 above the 2023 assessment of $495,600. (Rio District)
- A firm called 2119 IVY LLC purchased a three bedroom townhouse at 3213 Acadia Drive off of Proffit Road in Hollymead for $369,000. That’s 4.8 percent above the 2022 assessment of $352,100 and 4.7 percent below the 2023 assessment of $387, 200. The structure was built in 2022. (Rivanna District)
January 5, 2023
- A four bedroom house built in 1975 at 3285 Avebury Lane in Glenmore sold for $869,000. That’s 5.41 percent above the 2022 assessment of $824,400 and 6.73 percent below the 2023 assessment of $931,700. (Scottsville District)
- A three bedroom condominium on Villa Way in the Southern Ridge condominiums built in 1973 sold for $225,000. That’s 6.08 percent over the 2023 assessment of $212,100. (Scottsville District)
- A three bedroom house on Brentwood Road built in 1968 in the Woodbrook neighborhood sold for $389,000. That’s 8.13 percent above the 2022 assessment of $360,600 and .028 percent below the 2023 assessment of $391,000. (Rio District)
- Two and a half acres off of Presidents Road in the Blenheim area sold for $54,000. That’s 2.53 percent below the 2023 assessment of $55,400. (Scottsville District)

- A three bedroom house on Heathrow Lane in Glenmore sold for $615,000. That’s 16.99 percent over the 2023 assessment of $525,700. (Scottsville District)
- An empty 0.51 acre lot on Darby Road in Glenmore sold for $315,000. That’s five percent over the 2023 assessment of $300,000. (Scottsville District)
- A three bedroom house built in 1995 on Larkspur Court in the Mill Creek neighborhood sold for $502,5000. That’s 2.2 percent over the 2023 assessment of $491,700.
- A five bedroom house with 31.03 acres of land on Hansen Mountain Road sold for $650,000. That’s 6.61 percent below the 2023 assessment of $696,000. (Rivanna District)
- A three bedroom townhouse built in 1990 on Mockingbird Way in the Branchlands neighborhood sold for $320,000. That’s 14.32 percent below the 2023 assessment of $373,500 and 1.54 percent below the 2022 assessment of $325,000. (Rio District)
- A single family home on Cory Court in the Cory Farms neighborhood near Crozet sold for $510,000. That’s 3.18 percent over the 2023 assessment of $494,300 and 18.36 percent over the 2022 assessment of $430,900. (White Hall District)
- A newly-built five bedroom house on Bishopsgate Lane in Old Trail in Crozet sold for $869,467. That’s 6.5 percent over the 2023 assessment of $816,400

The 2022 assessment was $247,200, making this sale 5.18 percent over that amount. The 2023 assessment climbed to $361,300, which makes this sale 28.04 percent below assessment.
January 9, 2023
- A four bedroom townhouse built in 1973 on Scarborough Place in Sherwood Manor sold for $190,000. That’s 23.08 percent below the 2023 assessment of $247,000 and 10.08 percent below the 2022 assessment of $211,300. (Scottsville District)
- A 1,837 square foot condominium at 415 White Gables Lane built in 2007 sold for $750,000. That’s 17.19 percent above the 2022 assessment of $640,000 but 3.62 percent below the 2023 assessment of $778,200. (Samuel Miller District)
- A four bedroom house on Windemere Lane in Crozet built in 2012 sold for $830,000. That’s 11.89 percent above the 2023 assessment of $741,800. (Samuel Miller District)

- A four bedroom house built in 1992 on Hayrake Lane in Redfield sold for $499,000. That’s 15.13 percent over the 2022 assessment of $433,400 and 4.13 percent over the 2023 assessment of $479,200. (Samuel Miller District)
- A 1,019 square foot apartment unit at Hessian Hills Circle sold for $207,000. The building was constructed in 1967 and has three bedrooms. The sales price is 38.46 percent over the 2023 assessment of $149,500. (Jack Jouett District)
- A four bedroom house on Gordonsville Road built in 1993 on nearly 27 acres sold for $1.1 million. That’s 2.76 percent below the 2022 assessment of $1,131,200 and 21.07 percent below the 2023 assessment of $1,393,600. (Rivanna District)

- A three bedroom house on Presidents Road built in 1973 sold for $197,000. That’s 8.37 percent below the 2023 assessment of $215,000. (Scottsville District)
- A 21 acre property east of Glenmore in the rural area sold for $585,000. That’s 47.06 percent over the 2023 assessment of $397,800. This is our first example of property that’s in the county’s land use taxation program. The land use value is $10,300. (Scottsville District)
- A 26.44 acre property between Batesville and North Garden sold for $305,000. That’s 16.87 percent below the 2023 assessment of $366,900. (Samuel Miller District)
- A three bedroom townhouse built in 2022 in Belvedere on Fowler Circle sold for $495,558. That’s 0.07 percent below the 2023 assessment. (Rio District)
- A one bedroom home built in 1970 in the Country View neighborhood sold for $420,000. That’s 15.35 percent over the 2022 assessment of $364,100 but 5.81 percent below the 2023 assessment of $445,900. (Samuel Miller District)
- A 2.07 acre property on Watts Passage sold for $125,000. That’s 31.58 percent over the 2023 assessment. (Rivanna District)
- A four bedroom house built in 1972 in the Chesterfield neighborhood off of Proffit Road sold for $506,500. That’s 30.27 percent over the 2023 assessment of $388,800. (Rivanna District)
- A 23.27 acre property with no habitable structures northeast of Boonesville sold for $380,000. That’s 29.52 percent over the 2023 assessment of $293,400.
