A Selection of January 2024 Albemarle Property Transactions: Part 1

For the past three years, I have published a monthly summary of real estate transfers in Charlottesville as one of the premiums available to paid subscribers.  Around this time last year, I began experimenting with doing the same thing for Albemarle County. However, 2023 took my attention elsewhere and it’s taken me a while to get back here. 

I have lived in Charlottesville for over 20 years and creating this summary helps connect me more deeply to a place I’ve written about for much of that time. I want to use this work to know more about Albemarle County, a place I’ve also written about a lot since the mid-2000’s but only lived there for one year.

For instance, the first place I lived in this community was on what is now North Pointe and Hollymead Town Center had not been built yet. The place has changed extensively since then. This work is a way for me to reconnect and to see what the new homes there are selling for, as well as new dwelling units at Brookhill, Pleasant Green, Southwood Village, and more places I’ve written about at a macro level. 

These summaries are intended to help me and anyone reading what’s happening in as close to real time as possible. I want to better understand what’s happening in land use in Albemarle County, especially as the growth in property valuations appears to have cooled. Assessor Peter Lynch’s team calculated an average of just over four percent growth for 2024. 

This is not a complete list but is instead a selection of transactions I found of interest while going through the records.  This report only covers half of the month. This continues to be an experimental endeavor from Town Crier Productions, and I’m grateful for the paid subscribers who will get a first look at this. 

If I can get up to speed, I’m envisioning this will eventually be the kind of post where I send it out every two weeks or so rather than wait to have a complete set. Maybe once a week and smaller posts! I really want to know this information, so I’m trying to write it as best as I can. 

This one is light on images but I’ll figure that out in upcoming editions. The city provides an image for mostly every property, a picture in the public domain. I’m not there yet for Albemarle, but thanks to paid subscribers, I will get there. And as with Charlottesville property transactions, this one goes to paid subscribers first before it is posted here on Information Charlottesville.

January 3, 2024

  • A three bedroom house built in 1977 on 30.14 acres off of James Monroe Parkway on Bishop Hill Road sold for $710,000. That’s 4.51 percent below the 2024 assessment of $743,500. (30.14 acres, Scottsville District)
  • An entity called Mount Sinai Properties-Charlottesville LLC has purchased a commercial building next to Northside Library at 721 Rio Road West for $3,525,000. That’s 17.71 percent below the 2024 assessment of $4,283,800. The structure is the former Phillips Supply Building.   • A newly built four bedroom townhouse on Koch Court in Brookhill sold for $480,980. That’s 8.56 percent below the 2024 assessment of $526,000. (0.07 acres, Rivanna District)

January 4, 2024

  • A single family detached house built in 1999 on Devon Pines Road in Glenmore sold for $775,000. That’s 13.68 percent below the 2024 assessment of $897,800. (0.79 acres, Scottsville District)
  • A single family detached house built in 2004 on Stonegate Lane as part of the Western Ridge neighborhood in Crozet sold for $510,000. That’s 2.32 percent below the 2024 assessment of $522,100. (0.17 acres, White Hall District)
  • A four bedroom single family detached house built in 2012 in the Briarwood subdivision sold for $560,000. That’s 16.13 percent above the 2024 assessment of $482,200. (0.14 acres, Rivanna District)

January 5, 2024 

  • A two bedroom townhouse on Chatham Ridge in the River Run development sold for $293,000. That’s 10.36 percent above the 2024 assessment of $265,500. (N/A, Rio District)
  • A 973 square foot condominium in Turtle Creek sold for $201,500. That’s 3.87 percent above the 2024 assessment of $194,100. The assessment in 2022 was $168,000. (N/A, Jack Jouett District)
  • A four bedroom single family detached house built in 2019 on Sparrow Lane in the Sparrow Hill development in Crozet sold for $625,000, which is 0.03 percent below the 2024 assessment of $624,800 and 31.86 percent above the 2022 assessment of $474,000. (0.46 acres, White Hall District)
  • Swiftfund LLC is the owner of a townhouse on Calico Court built last year in the Profitt Terrace development that has been built by Greenwood Homes. The development is fully sold out according to the website. The sales price for this unit is $418,419 and that figure is 1.24 percent of the 2024 assessment of $413,300. (N/A, Rivanna District)

January 8, 2024

  • A five bedroom house built in 2000 in the Redfields neighborhood on Canvas Back Drive sold for $560,000. That’s 0.9 percent above the 2024 assessment of $555,000. (0.18 acres, Samuel Miller District)
  • A three bedroom house built in 1967 on Carrsbrook Road sold for $441,400. That is 5.36 percent below the 2024 assessment of $441,400. (0.96 acres, Rio District)
  • A four bedroom house built in 2006 on Woodland Road sold for $1,065,000. That’s 18.4 percent below the 2024 assessment of $1,305,100. (2.24 acres, Jack Jouett District)
  • Atlantic Builders paid Habitat for Humanity of Greater Charlottesville $1,435,616 for 16 lots in Block 11 of Southwood on what is now called Sweetbay Street. That’s $89,726 per lot. (Scottsville District)

January 9, 2024

  • A three bedroom house built in 1980 on Ravens Place in Hollymead sold for $330,000, which is $10,000 over the 2024 assessment. (N/A, Rivanna District)
  • A four bedroom house on Parkwood Lane built in 1966 in the Woodbrook sold for $432,000. That’s 8.82 percent above the 2024 assessment of $397,000. (0.39 acres, Rio District)

January 10, 2024

  • A four bedroom single family detached house on Bremerton Lane in Glenmore sold for $725,000. That’s 4.17 percent over the 2024 assessment of $696,000. The structure was built in 1996. (0.17 acres, Scottsville District)
  • The firm OswaldKirk LLC has purchased two parcels of land in Bellair for $7.5 million. One of them has a four bedroom home built in 1952 and remodeled in 2002. The combined 2024 assessment is $3,059,600, making this transaction 145.13 percent above that value. (2.98 acres, Samuel Miller District)
  • A newly constructed three story townhouse on Meyers Way in Glenbrook at Foothills in Crozet sold for $399,900. That’s 45.74 percent above the 2024 assessment of $274,400. Here’s more information about Glenbrook(0.04 acres, White Hall District)
  • A single family detached house built in 1948 on McComb Street in Crozet sold for $299,000. That’s 19.65 percent above the 2024 assessment of $249,900. (0.11 acres, White Hall District) (this item updated after publication to correct a typo)
  • A four bedroom house on Brandermill Place in Forest Lakes South sold for $618,000. That’s 1.49 percent above the 2024 assessment of $608,900 and 23.38 percent above the 2022 assessment of $500,900. (0.31 acres, Rivanna District)
  • A newly built four bedroom townhouse on Acadia Place in the Proffit Terrace development sold for $446,500. That’s 4.1 percent below the 2024 assessment of $465,600. (0.04 acres, Rivanna District)

January 11, 2024

  • A single family attached house on Worthington Drive in the Bellair Ednam neighborhood sold for $728,500. That’s 5.14 percent below the 2024 assessment of $768,000 and 25.76 percent above the 2022 assessment of $618,700. (N/A, Samuel Miller District)
  • A four bedroom single family detached house built in 2019 in the Sparrow Hill development off U.S. 250 in Crozet sold for $802,500. That’s 3.18 percent above the 2024 assessment of $777,800 and 32.84 percent above the 2022 assessment of $604,100. (0.56 acres, White Hall District)

January 12, 2024

  • A four bedroom house on St. John Road in Cobham built in 2023 sold for $1,355,000. That’s 5.56 percent above the 2024 assessment of $1,172,600. (2.53 acres, Rivanna District)
  • RCJ Investments LLC purchased a 979 square foot apartment in the Turtle Creek Condos complex for $205,000. That’s 4.91 percent above the 2024 assessment of $195,400. (N/A, Jack Jouett District)
  • A four bedroom house on Old Garth Road built in 1972 sold for $1.301 million. That’s 16.06 percent below the 2024 assessment of $1.55 million and 14.29 percent above the 2022 assessment of $1,138,300. (6.1 acres, Jack Jouett District)
  • Aureo LLC is the new owner of a newly built four bedroom townhouse on Acadia Drive in the Proffitt Terrace development in Hollymead. They paid $446,000, which is 0.98 percent above the 2024 assessment of $450,400. (0.06 acres, Rivanna District)
  • A newly built house in North Pointe on what’s known as Thicket Run Drive sold for $826,494. That’s 13.09 percent above the 2024 assessment of $730,800. (Rivanna District, 0.15 acres)
  • A newly built townhouse on Purple Flora Bnd in a new community in Hollymead Town Center sold for $409,000. That’s 0.07 percent below the 2023 assessment. But what does Bnd mean? Is it on the run? (Rio District, 0.03 acres)
  • A single family detached house built in 1982 in Earlysville Forest sold for $389,000. That’s 34.14 percent above the 2024 assessment of $290,000. The address is Windy Cv. Cove? (White Hall District, 1.4 acres)
  • A three bedroom house built in 1870 on Buck Mountain Road sold for $500,000. That’s 13.2 percent above the 2024 assessment of $441,700. (Rio District, 3.66 acres)

January 16, 2024

  • A three bedroom townhouse newly built in Block 11 of Southwood Village sold for $408,000. That’s 2.25 percent below the 2024 assessment of $414,7000. (Scottsville District, 0.03 acres)
  • Another three bedroom townhouse newly built in Block 11 of Southwood Village sold for $436,400. That’s 2.28 percent below the 2024 assessment of $446,600. Is the differential in price be explained by this being an end unit on what’s called Renewal Road. (Scottsville District, 0.04 acres)
  • A single family detached house built on Horizon Road as part of Block 3 of Southwood village sold for $529,900. That’s 1.87 percent below the 2024 assessment of $540,000.  (Scottsville District, 0.07 acres)
  • A newly built three bedroom townhouse on Laconia Lane in Block 17 of Brookhill sold for $445,550. That’s 2.68 percent above the 2024 assessment of $433,900. (Rivanna District, 0.04 acres)
  • A three bedroom townhouse built in Forest Lakes in 2003 on Piney Knoll Lane sold for $375,000. That’s 10.65 percent above the 2024 assessment of $338,900. (Rivanna District, 0.06 acres)

January 17, 2024

  • A four bedroom townhouse built on Renewal Road in Block 11 of Southwood Village sold for $453,317. That’s 6.41 percent above the 2024 assessment of $426,000. (Scottsville District, 0.03 acres)
  • A newly-built single family detached house built in the emerging Pleasant Green neighborhood in Crozet sold for $609,728. That’s 12.26 percent below the 2024 assessment of $694,900. This property is on Rambling Brook Lane. (White Hall, 0.1 acres)
