Albemarle Property Transactions: January 12, 2023 through January 20, 2023

Welcome to the second experimental newsletter on property transactions in Albemarle. This is something new that is only going out to paid subscribers of Charlottesville Community Engagement. Thank you for your contribution! I’m hoping to produce more content like this in the coming year. This is a little different from how I do the Charlottesville transactions, which I will still do on a monthly basis for now.

I am doing this work to learn more about Albemarle County. I’ve written about many of the major rezonings of the past 16 years but I’ve not tracked the details transaction by transaction. This list is an attempt to document all of the “valid” sales of land and improvements in Albemarle. The data comes straight from Albemarle County’s GIS department

I’m also doing this to get a better sense of how the 2023 property assessments measure up to actual sales. There’s a long way to go through the year so nothing in here should be seen as a trend. I simply am curious to see where things are and to better understand how Albemarle is put together.

I’ll produce these when I am able to do so. I hope to get them on a regular routine but we’re not quite there yet! If you have any questions or see any errors, please drop me a line. And I will figure out how to get photos in this eventually. I want to drive all over Albemarle and take pictures some day.

January 12, 2023

  • A four bedroom house in the 2200 block of Old Lynchburg Road built in 1982 sold for $380,000. That’s 10.11 percent above the 2023 assessment of $345,100.  (Samuel Miller District)
  • A four bedroom house built in 2010 on Stoney Creek Drive in Lake Reynovia sold for $600,000. That’s 19.86 percent over the 2022 assessment of $500,600 and 6.4 percent over the 2023 assessment of $563,900. (Scottsville District)
  • A four bedroom house built last year on Belluno Court in the Fontana neighborhood sold for $958,686. That’s 3.43 percent over the 2023 assessment. (Rivanna District)
  • A two bedroom condominium unit on Weybridge Court in the Carriage Hills development on Pantops sold for $262,000. That’s 6.24 percent over the 2022 assessment of $246,600 and 6.23 percent below the 2023 assessment of $279,400. (Scottsville District)
  • A two bedroom townhouse in Willow Lake on Maple View Drive sold for $294,000. That’s 6.56 percent above the 2022 assessment of $275,900 and 1.47 percent below the 2023 assessment of $298,400. (Scottsville District) 
  • A three bedroom house built in 2000 on Courtyard Drive in Redfields sold for $465,900. That’s 13.11 percent over the 2022 assessment of $411,900 and 0.98 percent over the 2023 assessment of $461,400. (Samuel Miller District)
  • A three bedroom townhouse on Towne Lane in the Village Square neighborhood sold for $246,000. That’s 7.56 percent over the 2022 assessment of $228,700 and 6.32 percent below the 2023 assessment of $262,600. (Rio District) 
  • A pair of Limited Liability Companies purchased a two-bedroom 781 square foot unit in the Hessian Hills complex for $180,000. The structure was built in 1967. The sales price is 24.48 percent over the 2022 assessment of $144,600 and 3.27 percent over the 2023 assessment of $174,300. (Jack Jouett District)
  • A 6.83 acre undeveloped property near the Lambs Lane Campus in the Ivy Ridge neighborhood sold for $155,000. The property is outside the designated growth area. That’s 36.45 percent below the 2023 assessment of $243,900. This is marked as a valid sale. (Jack Jouett District)
  • A three bedroom house built in 1991 on Garth Gate Lane sold for $2.325 million. That’s 8.04 percent above the 2023 assessment of $2,152 million. (Samuel Miller District)
  • A four bedroom house on Woodlands Road in the Four Winds Farm neighborhood sold for $735,000. That’s 10.21 percent over the 2022 assessment of $666,900 and 5.48 percent of $696,800. (Jack Jouett District)
  • A four bedroom house built in 1979 on Deepwoods Road sold for $607,000. That’s 21.11 percent over the 2023 assessment of $501,200. (Rio District)

January 13, 2023

  • A four bedroom townhouse on Anoko Court in the Avon Park neighborhood sold for $449,990. That’s 6.54 percent below the 2023 assessment of $481,500. The house is newly built by Stanley Homes. (Scottsville District)
  • A four bedroom townhouse built in 2020 on Belvedere Boulevard sold for $505,000. That’s 1.73 percent over the 2023 assessment of $496,400. The 2022 assessment was $423,200. 
  • A newly constructed four bedroom house on Arboleda Drive in the Glenbrook neighborhood in Crozet sold for $655,245. That’s 33.64 percent over the 2023 assessment of $490,300. (White Hall District)
  • A newly constructed three bedroom unit in Brookhill Commons that doesn’t yet have an address sold for $375,000. That’s 3.43 percent below the 2023 assessment of $388,300. (Rivanna District)
  • A newly built townhouse with three bedrooms in Berkmar Overlook on Empire Street sold for $434,555. That’s 3.67 percent below the 2023 assessment of $451,000. This new neighborhood is between Woodburn Road and Berkmar Drive on land that had been owned as part of the right of way for the Western Bypass. (Rio District)
  • The one next door sold for $475,105 which is 2.93 percent over the 2023 assessment of $461,600. The distinction? This is one of the end unit on the end of a block of six townhouses. (Rio District)
  • A four bedroom house built last year in the Briarwood subdivision on Sunset Drive sold for $621,000. That’s 1.12 percent over the 2023 assessment of $614,100 and 16.25 percent over the 2022 assessment of $534,200. (Rivanna District)
  • A three bedroom house on Rowan Court built in 1984 in Earlysville Forest sold for $325,000. That’s 2.46 percent below the 2023 assessment of $333,200 and 8.66 percent above the 2022 assessment of $299,100. (White Hall District)
  • An entity called HABH LLC paid $400,000 for two parcels totaling ten acres along the Moormans River in the Rivermont subdivision There’s a shed on one of the properties. These properties are in the land use taxation program. One of them is assessed at $132,000 but the property owner would only be assessed for the land use value of $2,400. (White Hall District)

January 17, 2023

  • A 1,450 square foot unit with four bedrooms on Yellowstone Drive in the Eagle’s Landing complex sold for $188,000. That’s 7.24 percent over the 2023 assessment of $175,300 and 17.72 percent above the 2022 assessment of $159,700. This building was constructed in 2004. The purchaser is FCC Holdings LLC. (Scottsville District)
  • A newly built three-bedroom townhouse on Fowler Court in the Belvedere subdivision sold for $513,000. That’s 3.51 percent over the 2023 assessment of $495,600. Southern Development is the builder. (Rio District) 
  • A four bedroom house on Sunrise Lane in the Sunrise Farm subdivision sold for $1.025 million. That’s 6.33 percent over the 2023 assessment of $964,000. The 2022 assessment was $877,200. (Jack Jouett District)
  • A newly built three bedroom house on Thickett Run Place in the North Pointe neighborhood sold for $752,136. That’s 15.38 percent over the 2023 assessment of $651,900. (Rivanna District)
  • A six-acre parcel of undeveloped land in the rural area off of Bleak House Road sold for $130,000. That’s 37.74 percent below the 2023 assessment of $208,800. This one is classified as a “Valid improved” transaction even though there no improvements are shown in the GIS viewer(Rio District)

January 18, 2023

  • A three bedroom house built in 2004 on Glendower Road outside Scottsville sold for $700,000. That’s 8.16 percent over the 2023 assessment of $647,200. (Scottsville District)
  • A three bedroom house built in 1973 on Green Creek Road in the Green Mountain subdivision in the rural area sold for $230,000. That’s 16.28 percent over the 2023 assessment of $197,800. (Samuel Miller District)
  • Just over 12 and a half acres of undeveloped land between Plank Road and Ortman Road sold for $295,000. That’s 183.65 percent over the 2023 assessment of $104,000. (Samuel Miller District)
  • An 1,180 square foot two-bedroom unit on Sutton Court in the Stonehenge apartment complex sold for $273,000. That’s 7.99 percent over the 2023 assessment of $252,800 and over 30 percent over the 2022 assessment of $209,900. (Rio District)
  • Another three bedroom townhouse on Empire Street in the Berkmar Overlook subdivision sold for $416,315. This one is 7.34 percent below the 2023 assessment of $449,300. (Rio District)

January 19, 2023

  • A three bedroom house built in 2007 on Lackey Lane in Covesville sold for $360,000. That is 4.32 percent over the 2022 assessment of $345,100, but 8.95 percent below the 2023 assessment of $395,400. (Samuel Miller District)
  • A two bedroom townhouse on Maple View Court in Willow Lake sold for $335,000. That’s 8.44 percent below the 2023 assessment of $365,900. This transaction is also 3.93 percent below the 2022 assessment. These homes were built in 1991. (Scottsville District)
  • A two bedroom townhouse on Allister Green in the River Run complex sold for $370,000. That’s 8.44 percent above the 2022 assessment of $341,200 and 0.62 percent below the 2023 assessment of $372,300. (Rio District)
  • An entity called LYSB LLC purchased 1050 Somer Chase Court in the Hollymead Townhouses subdivision for $265,000. The transaction is 11.81 percent over the 2022 assessment of $237,000 and 0.93 percent below the 2023 assessment of $267,500. This home was built in 2002 and has two bedrooms. (Rivanna District)

January 20, 2023

  • A four bedroom townhouse in Avon Park built last year sold for $509,990. That’s 2.33 percent over the 2023 assessment of $498,400. (Scottsville District)
  • A four bedroom house on Rosemont Drive in the Rosemont neighborhood sold for $1.55 million. That’s 5.18 percent over the 2022 assessment and 1.31 percent below the 2023 assessment. The structure was built in 1993 and is outside of the designated growth area. That means its on well and septic. (Samuel Miller District)
  • A 973-square foot two bedroom apartment in the Turtle Creek complex sold for $195,000. That’s 3.39 percent over the 2023 assessment of $188,600. (Jack Jouett District)
  • A three bedroom townhouse on Colridge Road in the Kenridge subdivision built in 2011 sold for $1.3 million. That’s 9.47 percent over the 2023 assessment of $1.187 million. (Samuel Miller District)
  • Another three bedroom townhouse on Empire Street in the Berkmar Overlook subdivision sold for $411,200. That’s 8.8 percent below the 2023 assessment of $451,100. (Rio District)
  • A newly constructed three bedroom house on Thicket Run Place in the North Pointe subdivision sold for $669,406. That’s 2.15 percent below the 2023 assessment of $684,100. (Rivanna District)

    Why do you compare to 2022 assessment in some cases and 2023 assessment in others?

    • Good question. A lot of this is me writing out whatever I need to make a connection in my brain about whether a number is significant. If the 2022 and 2023 numbers are close, I usually just write down the 2023 number. At the moment the main thing I am curious about is the changes that may happen this year if property sales begin to go down.

      One day I’m going to write out why I say what when, as I know it’s not consistent.
