T’was the Saturday after Thanksgiving and I was well aware that I’m way behind on doing property transactions. So, I’ll just get right to the point and get this one out to paid subscribers. This is currently the only benefit for those who contribute financially.
This work is a major part of the research that goes into my work, but this year I’ve not been getting to them as fast as I used to. I will see what I can do to fix that in 2026.
I do this work manually in order to look for stories and to get a sense of what’s happening. I’m really interested in the increase in property values across the past five years and one early story in 2026 will be what the new assessments will be. That factor will influence the development of Charlottesville’s next budget.
As always, no trends are inferred here. Perhaps in 2026 I’ll add some of that. Who knows what the future will begin?
July 1, 2025
- We begin the month with the sale of a vacant lot in the Burnet Commons neighborhood on the northern side of Elliott Avenue. A couple purchased the lot for $150,000. That’s 11.11 percent above the 2025 assessment of $135,000 and 36.36 percent of the 2020 assessment of $110,000. (Residential-C, 0.04 acres)
- SJ Property Management purchased 619 Belmont Avenue for $525,000. That’s 22.54 percent below the 2025 assessment of $677,800 and 41.51 percent above the 2020 assessment of $371,000. (Residential-A, 0.087 acres)
- A 785 square foot one bedroom condominium in the Walker Square development in Fifeville sold for $312,720. That’s 0.15 percent below the 2025 assessment of $313,200 and 44.91 percent above the 2020 assessment of $215,800. (Residential Mixed Use 5, N/A)
July 2, 2025
- A company called MG300 LLC purchased a commercial building at 300 East Market Street for $1 million. That’s 14.81 percent above the 2025 assessment of $871,000 and 36.31 percent above the 2020 assessment of $733,600. A recent business in this spot was the Soul Food Joint. A sign permit in the city’s land use portal indicates the new business is called Flowergirl Cville. (Downtown Mixed Use, 0.03 acres)
- A four bedroom townhouse on Bing Lane in the Cherry Hill community in the Fry’s Spring neighborhood sold for $515,000. That’s 18.12 percent above the 2025 assessment of $436,000 and 58.9 percent above the 2020 assessment of $324,100. (Residential-C, 0.08 acres)
- An 829 square foot two bedroom condominium in the Monticello Overlook building sold for $255,000. That’s 12.58 percent above the 2025 assessment of $226,500 and 57.12 percent above the 2020 assessment of $162,300. The purchaser is an entity called BelmontF LLC. (Residential Mixed Use 3, N/A)
- A four bedroom house in the 700 block of Lexington Avenue sold for $1 million. That’s 12.59 percent above the 2025 assessment of $888,200 and 76.37 percent above the 2020 assessment of $567,000. (Residential-B, 0.198 acres)
- There are very private properties around the southern edge of the University of Virginia near the Medical Center. One of them is an apartment building called The Ballinger at 428 Monroe Lane built in 2007. An entity called Quarter Dune LLC sold for $535,000 bought a two bedroom condominium for $535,000. That’s 4.21 percent below the 2025 assessment of $558,500 and 38.21 percent above the 2020 assessment of $387,100. (Corridor Mixed Use 8, N/A)

- A four bedroom house in the 1100 block of Holmes Avenue in the Locust Grove neighborhood built in 1960 sold for $525,000. That’s 0.64 percent below the 2025 assessment of $528,400 and 102.16 percent above the 2020 assessment of $259,700. (Residential-A, 0.193 acres)
- There are many transactions I don’t summarize which are often title changes or the result of boundary line adjustments. Sometimes, though, I do, such as today when Lorven Investment consolidated three properties in the Fifeville neighborhood into one 0.654 parcel with an address of Grove Street Extended. City Council approved a rezoning under the old zoning allowing for a 28-unit apartment building. A final site plan was approved by Neighborhood Development Staff on July 23, 2025.

- An 1,107 square foot two-bedroom condominium in the 5th Street Flats at 215 5th Street in Fifeville sold for $400,000. That’s 6.1 percent above the 2025 assessment of $377,000 and 41.04 percent above the 2020 assessment of $283,600. (Residential Mixed-Use 5, N/A)

- A two bedroom house built in 1952 on 11th Street NW in the 10th and Page neighborhood sold for $385,000. That’s 34.24 percent above the 2025 assessment of $286,800 and 160.66 percent above the 2020 assessment of $147,700. (Residential Neighborhood A, 0.089 acres)
- A two bedroom house built in 1948 in the 200 block of Shamrock Road sold for $375,000. That’s 4.6 percent above the 2025 assessment of $358,500 and 56.18 percent above the 2020 assessment of $240,100. (Residential-A, 0.247 acres)
- A four bedroom house built in 2019 sold for $637,000. That’s 0.55 percent below the 2025 assessment of $640,500 and 41.04 percent above the 2020 assessment of $283,600. (Residential-A, 0.16 acres)

- A two bedroom house built in 1950 on 13th Street NE in the Martha Jefferson neighborhood sold for $390,000. That’s 1.04 percent below the 2025 assessment of $394,100 and 36.84 percent above the 2020 assessment of $285,000. (Residential-A, 0.122 acres)
- An entity called LLACG Community Investments Fund paid $259,800 for 924 Bolling Avenue in the Belmont neighborhood. That’s 8.87 percent below the 2025 assessment of $285,100 and 22.09 percent above the 2020 assessment of $212,800. The structure is a two bedroom house built in 1920. The entity is based in Irvine, California. (Residential-A, 0.139 acres)
- A three bedroom house in the 1400 block of Early Street in the Belmont neighborhood sold for $500,000. That’s 12.01 percent above the 2025 assessment of $446,400 and 47.97 percent above the 2020 assessment of $337,900. (Residential-A, 0.11 acres)
- A three bedroom house built in 1954 on Hilltop Road sold for $810,000. That’s 19.15 percent above the 2025 assessment of $679,800 and 60.49 percent above the 2020 assessment of $504,700. (Residential-A, 0.37 acres)

- A company called Delevan QOZB LLC has purchased 606 Delevan Street for $223,500. That’s 26.89 percent below the 2025 assessment of $305,700 and 31.39 percent above the 2020 assessment of $170,100. The structure is a two bedroom house built in 1960. An entity called Good Buy Real Estate LLC bought the property for $150,000 in March. (Residential Neighborhood A, 0.142 acres)

- Decem Design Build purchased 919 Druid Avenue, a four bedroom house built in 1960, for $370,000. That’s 19.53 percent below the 2025 assessment of $459,800 and 20.44 percent above the 2020 assessment of $307,200. The company received a building permit for an addition estimated to cost $75,000 as well as utility replacements.(Residential-A, 0.21 acres)
July 15, 2025
- A 900 square foot condominium in Walker Square with one bedroom sold for $325,000. That’s 6.18 percent below the 2025 assessment of $346,400 and 33.53 percent above the 2020 assessment of $243,400. (Residential Mixed Use 5, N/A)
- A three bedroom house on 1st Street S in the Ridge Street neighborhood sold for $27,009 which is 89.4 percent below the 2025 assessment of $254,900. This is almost certainly not a valid sale in terms of calculating fair market. (Node Mixed Use 8, 0.165 acres)
- A four bedroom house in the 2200 block of Banbury Street in the Greenbrier neighborhood sold for $565,000. That’s 11.15 percent above the 2025 assessment of $508,300 and 72.89 percent above the 2020 assessment of $326,800. (Residential-A, 0.42 acres)

- A newly built four bedroom townhouse in the Flint Hill subdivision sold for $582,487. There is no property assessment yet. Southern Development is behind Flint Hill, a nearly ten acre property in the Fry’s Spring neighborhood that was rezoned in the summer of 2020. For some reason this is now zoned a non-residential category. (Civic, 0.05 acres)
July 18, 2025
- The building on West Main Street that formerly housed the Greyhound station sold for $1.5 million. The owner is 310-316 West Main Street LLC.The Charlottesville Daily Progress reported in July that the company traces back to Woodard properties. The sales price is 49.86 percent below the 2025 assessment of $2,991,800. (Corridor Mixed Use 5, 0.5 acres)

- A four bedroom house built in 1951 on Westwood Road sold for $1.625 million. That’s 6.49 percent above the 2025 assessment of $1.526 million and 60.88 percent above the 2020 assessment of $1,010,100. (Residential-A, 0.367 acres)
