We are now two days into 2025 and it is time to cross-post the 11th summary of property transactions within the City of Charlottesville for the last year. These transactions are a core function of how Town Crier Productions gets work done each week. In order to understand what changes might take place because of the new zoning rules, it is crucial to go through each transaction.
In January 2021, I began releasing these transactions for paid subscribers as a benefit and an enticement for people to support the work. They’re also leads for future stories for both this newsletter and my column for C-Ville Weekly. My goal is to inform and these monthly transaction reports are one way I do so.
These remain anecdotal with few frills. A major point is to compare this year’s assessment with the one from 2020 to illustrate the increase in property values and the corresponding increase in revenue available to the city government. Later this month, the 2025 assessments will be published and that will be a major factor in the development of Charlottesville’s budget for fiscal year 2026.
- Previous year’s assessments are not adjusted for inflation.
- I do not list the names of individuals who purchase homes, but I do give names of corporations as well as addresses.
- This list does not usually include property transactions that are related to name changes but sometimes these will be mentioned. None this month, though.
- I don’t seek to identify any trends or to interpret this data in any way. I’m mostly interested in the anecdotal.

November 1, 2024
- A five bedroom house on Westwood Road in the Barracks / Rugby neighborhood sold for $967,500. That’s 33.98 percent above the 2024 assessment and 86.67 percent above the 2020 assessment. This house was constructed in 2013. (Residential-A, 0.23 acres)
- A four bedroom townhouse on Longwood Road in the Fry’s Spring neighborhood sold for $375,000. That’s in between the 2024 assessment of $410,700 and the 2020 assessment of $294,000. For those who like the percentages that is 8.69 percent below and 27.55 percent above. (Residential-C, 0.04 acres)
November 4, 2024
- A two bedroom house built in 1925 in the 800 block of Page Street sold for $340,000. That’s 67.08 percent above the 2024 assessment of $203,500 and 115.33 percent above the 2020 assessment of $157,900 for this property in the 10th and Page neighborhood. (Residential Neighborhood A, 0.098 acres)
- A three bedroom house built on North Baker Street in 1957 sold for $390,000. That’s 12.23 percent above the 2024 assessment of $347,500 and 46.62 percent above the 2020 assessment of $266,000. This is within the Fifeville neighborhood. (Residential-A, 0.17 acres)
November 6, 2024
- A two bedroom house built in 1952 in the 900 block of Rougemont Avenue sold for $270,000. That’s 2.43 percent above the 2024 assessment of $263,600 and 35.07 percent above the 2020 assessment of $199,900. This is within the Ridge Street neighborhood. (Residential-A, 0.13 acres)
- A three bedroom townhouse built in 2008 on Bing Lane sold for $499,000. That’s 24.16 percent above the 2024 assessment of $401,900 and 54.39 percent above the 2020 assessment of $323,200. This was built in 2008 as part of the Cherry Hill Planned Unit Development in the Fry’s Spring neighborhood. (Residential-C, 0.062 acres)
- A three bedroom on Minor Road in the Lewis Mountain neighborhood sold for $950,000. That’s 17.47 percent above the 2024 assessment of $808,700 and 142.97 percent above the 2020 assessment of $391,000. (Residential-A, 0.2 acres)
November 7, 2024
- A four bedroom house on Chestnut Street in the Belmont neighborhood sold for $425,133. That’s 15.71 percent above the 2024 assessment of $367,400 and 121.54 percent above the 2020 assessment of $191,900. (Residential-A, 0.161 acres)
- A four bedroom house in the 900 block of Locust Avenue sold for $625,000. That’s 3.96 percent below the 2024 assessment of $650,800 and 44.28 percent above the 2020 assessment of $433,200. The structure was built in 1946. (Residential-B, 0.344 acres)
- A three bedroom house on Westwood Road in the Barracks / Rugby neighborhood was sold for $749,000. The transaction is 19.73 percent above the 2024 assessment of $625,600 and 67.94 percent above the 2020 assessment of $446,000. A new deck was installed this year according to the city’s building permit application database. (Residential-A, 0.36 acres)
November 8, 2024
- 1419 Burgess Lane in the Woolen Mills neighborhood is now owned by 1419 Burgless Lane LLC, a company with a Charlottesville address. The sales price was $515,000 which is 4.26 percent below the 2024 assessment of $537,900 and 37.37 percent above the 2020 assessment of $374,900. This is a five bedroom house built in 2004. (Residential-A, 0.234 acres)
- A two bedroom house in the 1500 block of Oxford Road in the Barracks / Rugby neighborhood sold $485,000. That’s 1.64 percent below the 2024 assessment of $493,100 and 38.45 percent above the 2020 assessment of $350,300. (Residential-A, 0.182 acres)
- A three bedroom condominium in the Linden Town Lofts in the Belmont-Carlton neighborhood sold for $352,000. That’s 11.85 percent above the 2024 assessment of $314,700 and 40.41 percent above the 2020 assessment of $250,700. This complex was built in 2007. This unit has 1,200 square feet. (Residential-C, N/A)
- A five bedroom house on the cul-de-sac of Piedmont Avenue South sold for $400,000. That’s 7.44 percent above the 2024 assessment of $372,300 and 39.42 percent above the 2020 assessment of $286,900. This is in the Jefferson Park Avenue neighborhood between the University of Virginia’s Central Grounds and the Fontaine Research Park owned by UVA. (Residential Mixed-Use 3, 0.306 acres)

November 12, 2024
- An 878 square foot one bedroom condominium in the apartment building at 211 Cream Street sold for $300,000. The property is now owned by Tenth Letter LLC, which now owns a total of five units in the building constructed in 2007. (Residential Mixed Use 3, N/A)
- An 840 square foot one bedroom condominium in the apartment building at 105 Monticello Avenue sold for $389,525. That’s 15.62 percent above the 2024 assessment of $336,900 and 29.32 percent above the 2020 assessment of $301,200. This is in the ACAC Center building constructed in 2006. (Node Mixed Use 10, N/A)
November 13, 2024
- A four bedroom house in the 2200 block of Banbury Street in the Greenbrier neighborhood sold for $453,600. That’s 8.99 percent above the 2024 assessment of $416,200 and 52.78 percent above the 2020 assessment of $296,900. This structure was built in 1967. (Residential-A, 0.267 acres)
- A four bedroom house on Rugby Avenue in the Barracks / Rugby neighborhood sold for $950,000. That’s 10.13 percent above the 2024 assessment of $862,600 and 54.65 percent above the 2020 assessment of $614,300. (Residential-C, 0.476 acres)
November 14, 2024
- The two properties that make up the South Street Inn sold for $3.46 million to a firm called Renaissance Investment. That’s 7.39 percent below the 2024 combined assessment of $3,735,900 and 8.51 percent above the 2020 assessment of $3,188,500. According to the website, the Inn is closed for renovations and it appears Stay Charlottesville will be operating the bed and breakfast. “Our revitalized vision will keep everything you love about 200 South Street Inn while enhancing it with modern amenities and fresh experiences, like an outdoor pool.” A minor development plan has been filed for such a project and staff denied the initial submission on December 5. (Downtown Mixed Use, 0.45 acres)

- An entity called Primary LLC now owns 1848 Westview Road and they paid $1.249 million for the four bedroom house built in 1950. That transaction is 2.41 percent below the 2024 assessment of $1,279,900 and 31.67 percent above the 2020 assessment of $948,600. This is within the Venable neighborhood. (Residential-A, 0.389 acres)

November 15, 2024
- A three bedroom townhouse on Melbourne Road in the Locust Grove neighborhood sold for $595,000. That’s 7.83 percent above the 2024 assessment of $551,800 and 45.94 percent above the 2020 assessment of $407,700. (Residential-B, 0.3 acres)
- A 2,475 square foot four bedroom condominium in the Gleason building in the North Downtown neighborhood sold for $1,495,000. That’s 3.88 percent above the 2024 assessment of $1,439,200 and 27.04 percent above the 2020 assessment of $1,176,800. The structure was built in 2010. (Node Mixed Use 10, N/A)
- A four bedroom house built in 1959 in the 800 block of Page Street sold for $671,000. That’s 39.04 percent above the 2024 assessment of $482.600. The 2020 assessment needs explanation because there was a building permit issued in late 2019 for extensive repairs related to fire damage. The 2020 assessment was $130,800 but the 2021 assessment jumped up to $413,500. (Residential Neighborhood A, 0.168 acres)
November 19, 2024
- A two bedroom house on Perry Drive in the North Downtown neighborhood sold for $668,000. That’s 2.45 percent above the 2024 assessment of $652,000 and 38.1 percent above the 2020 assessment of $483,700. This structure was built in 1950. (Residential-A, 0.13 acres)
- A two bedroom house on Belleview Avenue in the Locust Grove neighborhood sold for $340,000. That’s 9.19 percent below the 2024 assessment of $374,400 and 33.28 percent above the 2020 assessment of $255,100. (Residential-A, 0.121 acres)
- A three bedroom house on Nicholson Street in the Lochlyn Hill community sold for $832,000. That’s 9.5 percent above the 2024 assessment of $759,800. The property was an undeveloped lot in 2020 and built in 2021 when it was assessed at $572,200 making this transaction 45.4 percent above that number. (Residential-A, 0.097 acres)
- A four bedroom house in the 600 block of Park Street sold for $2.25 million. That’s 41.49 percent above the 2024 assessment of $1,590,200 and 66.69 percent above the 2020 assessment of $1,349,800. (Residential-B, 0.5 acres)
November 21, 2024
- An 893 square foot condominium with two bedrooms sold for $300,000. That’s 31.35 percent above the 2024 assessment of $228,400 and 78.68 percent above the 2020 assessment of $167,900. The structure was built in 1984. In 1985, this unit sold for $75,000. (Residential Mixed Use 5, N/A)
November 22, 2024
- Both sides of a duplex in the 900 block of Cherry Avenue sold for $575,000. A real estate listing said there are a total of eight bedrooms, but the city’s GIS states there are ten. The sales price is 4.23 percent below the 2024 assessment of $600,400 and 23.6 percent above the 2020 assessment of $465,200. (Residential-C, 0.16 acres)
- A 1,182 square foot two bedroom condominium in the apartment building at 200 Douglas Avenue sold for $540,000. That’s 10.8 percent below the 2024 assessment of $605,400 and 47.7 percent above the 2020 assessment of $365,600. (Residential Mixed Use 3, N/A)
November 25, 2024
- A two bedroom house on Harris Road in the Fry’s Spring neighborhood sold for $455,000. That’s 30.56 percent above the 2024 assessment of $348,500 and 65.15 percent above the 2020 assessment of $275,550. The structure was built in 1940. (Residential-B, 0.2 acres)
- A 1,150 square foot condominium in the Queen Charlotte building on East Jefferson Street sold for $660,000. That’s 11.35 percent above the 2024 assessment of $592,700 and 36.05 percent above the 2020 assessment of $485,100. The building was constructed in 1987. (Corridor Mixed Use 8, N/A)
- A four bedroom house constructed in 1950 on Spottswood Road sold for $2.5 million. That’s 17.44 percent above the 2024 assessment of $2,128,800 and 37.04 percent above the 2020 assessment of $1,824,300. This is in the Barracks / Rugby neighborhood. (Residential-A, 1.31 acres)
November 26, 2024
- A newly built three bedroom house on Lochlyn Hill Drive sold for $997,325. There’s no 2024 assessment. What will the one in 2025 be? (Residential-A, 0.132 acres)
- A two bedroom house in the 1100 block of Cherry Avenue sold for $295,000. That’s 17.11 percent above the 2024 assessment of $251,900 and 52.14 percent above the 2020 assessment of $193,900. (Residential-B, 0.182 acres)
- A three bedroom townhouse on Rainier Road sold for $465,000. That’s 2.9 percent above the 2024 assessment of $451.900 and 27.68 percent above the 2020 assessment of $364,200. This was also built as part of the Cherry Hill Planned Unit Development. (Residential-C, 0.048 acres)
- A three bedroom house built on Huntley Avenue in 2019 as part of a planned unit development sold for $608,000. That’s 6.87 percent above the 2024 assessment of $568,900 and 30.11 percent above the 2020 assessment of $467,300. (Residential-A, 0.11 acres)
- A four bedroom house built in 1960 on Cedar Hill Road sold for $330,000. That’s 23.4 percent below the 2024 assessment of $430,800 and 3.64 percent above the 2020 assessment of $318,400. (Residential-A, 0.401 acres)
- A three bedroom house on Edgewood Lane sold for $1.21 million. The new owner is Charlie Place LLC. That’s 3.46 percent below the 2024 assessment of $1,253,400 and 26.37 percent above the 2020 assessment of $957,500. The structure was built in 1935.
