Commercial properties on Emmet Street and Fontaine Avenue change hands and 85 other Charlottesville transactions from June 2026

What better time than mid-October to look back at property transactions from this past June? This summary was originally posted to the Charlottesville Community Engagement feed for paid subscribers on October 10 and it now posted here for everyone to see.

Most of these summaries are just rote statements about routine parts of any civilization. Property trades hands between two properties. But some of the entries perhaps tell important parts of stories of what is yet to come.

A fundamental reason for this newsletter is to take a look into the routine to explain the systems that we’re living in. My belief during my career has been to do as much research as I can and share with anyone who might be interested. Going through each transaction informs my ability to write about the place where I live. I’m able to do this work as an independent journalist because of paid subscribers.

Some things to note:
  • I want to continue to draw people’s attention to the increase in property assessments over the last six years. That has led to a nearly doubling of the city’s revenue from the real property tax as well as a comparable increase in spending. What will the 2027 assessments be?
  • Most of the entries are fairly simple and I don’t automatically look at the permits for everything. Occasionally I’ll pay to look up a deed to get additional information. That’s an example of the kind of expense a paid subscription covers.
  • I’m not looking for any particular trend but I started this work to track the effects of the March 2021 Affordable Housing Plan, the 2021 Comprehensive Plan, and the 2023 Development Code. I’m still learning a lot.
  • If you see an error, please let me know. If you have an explanation, please share.
  • I do this work manually with very few computerized algorithms. I’ve tried to learn how to automate some of the work, but I don’t seem to be capable of learning new tricks.
  • Someone had asked if I could list these by neighborhood. I could do that but I would have to do so manually. If you are part of a neighborhood and you would like me do sent out a customized version, I’d definitely like to chat with you. I want people to know what’s happening.
