Welcome to 2026 and another summary of property transactions in Charlottesville. Each of these reports is the result of basic research into property sales and other changes to ownership. I’ve been reporting about Charlottesville for a very long time, and this is one way I follow along. There’s no intent to discern any trends but to document what I can.
Here’s some of what I am interested in as I go through the work.
- A major reason to do this work is to document the increase in real property value over the past five years. What will the 2026 assessments be?
- I am curious to see what new property owners might do. Will they take advantage of additional development rights made possible through the code?
- I want to track what purchases the University of Virginia Foundation and UVA are making to get some sense of what their long-term plans are.
- I want to know what nonprofit developers are doing on the market?
- I relax through data entry, a throwback to one of my first jobs!
