Albemarle property transactions for the second half of January 2024

Time again for another look at property transactions in Albemarle County at a time when new construction is coming online at Southwood, North Pointe, Proffit Terrace, and many other new developments I’ve been writing about for years. 

I view my work as that of a researcher and sometimes that research is done just so I can learn more about this geographic area. I’ve been writing about Albemarle County for years, but I’ve only lived in two places for two short times. I spend most of my time working from my home in Charlottesville. 

In January 2021, I began writing up property transactions in Charlottesville to help gain more understanding of how the market works. Last year I began experimenting with Albemarle and this year I’m trying to stay on top as much as I can. I like doing this work because I get to learn street names in neighborhoods I’ve never visited. All of the little details help this place feel more real to me. 

With this work, I am not suggesting any trends or patterns. I am interested in seeing new developments coming online because I don’t drive around Albemarle that much. If you see any errors in the work or have any suggestions, please let me know. 

January 18, 2024

  • A single family detached house built in 1963 in the Hessian Hills neighborhood sold for $655,500. That’s 21.07 percent above the 2024 assessment of $541,400 and 49.32 percent above the 2021 assessment of $439,000. (Jack Jouett District, N/A)
  • A single family detached house built in 1986 on Bloomfield Road sold for $2.5 million. That’s 65.61 percent above the 2024 assessment of $1,509,600. (Samuel Miller District, 8.87 acres)
  • A three bedroom townhouse in the Pleasant Green subdivision in Crozet sold for $500,000. The structure was built in 2020 by Stanley Martin Homes. The transaction is 3.28 percent above the 2024 assessment of $484,100 and 16.66 percent above the 2021 assessment of $428,600. (White Hall District, 0.10 acres)
  • A three bedroom townhouse on Orion Lane in Block 7C of Old Trail Village in Crozet sold for $778,900. The unit was built in 2023 by Craig Builders. The transaction is 0.54 percent below the 2024 assessment of $778.900. (White Hall District, 0.09 acres)
  • A three bedroom single family detached house on Redwing Lane built in 1977 in Lake Hollymead sold for $407,000. That’s 1.32 percent above the 2024 assessment of $401,700 but 4.12 percent below the 2023 assessment of $424,500. The assessment in 2021 was $328,900, or 23.75 percent above the sales price. (Rivanna District, N/A)
  • A three bedroom townhouse on Aldersgate Way in the Abington Place section of Hollymead Town Center sold for $397,400. The purchaser is GGA Enterprises LLC. The structure was built in 2008. The sales price is 8.61 percent above the 2024 assessment of $397,400 and 41.88 percent above the 2021 assessment of $280,100. (Rio District, 0.05 acres)
  • A newly built five bedroom house on Indian Springs Road in Earlysville sold for $1,138,545. That’s 51.24 percent above the 2024 assessment of $752,800. (White Hall District, 2.44 acres)

January 19, 2024

  • How much money does it take to buy 28.16 acres of land in the Scottsville District off of Rolling Road? River Sophia Properties LLC paid $180,000 which is 10.71 percent below the 2024 assessment of $201,600? (Scottsville District, 28.16 percent)
  • A newly built townhouse in Block 11 of Southwood sold for $427,320. That’s 0.55 percent above the 2024 assessment of $425,000. The structure on Renewal Road was built by Atlantic Builders. (Scottsville District, 0.03 percent)
  • A three bedroom townhouse in Cascadia on Delphi Drive sold for $440,000. That’s 10.35 percent below the 2024 assessment of $490,800 but 18.57 percent above the 2021 assessment of $371,100. (Rivanna District, 0.04 acres)
  • A newly built townhouse with four bedrooms on Meyers Way in Glenbrook at Foothills sold for $513,579. That’s 70.62 percent above the 2024 assessment of $301,100. (White Hall District, 0.04 acres)
  • A three bedroom single family detached home on Locke Lane in Forest Lakes sold for $455,000. That’s 0.53 percent above the 2024 assessment of $452,600 and 27.42 percent above the 2021 assessment of $357,100. (Rivanna District, 0.2 acres)
  • What’s the price for 3.07 acres of undeveloped land off of Earlysville Road in area known on Google Maps as Hind Sight? $200,000 according to a transaction on this date. The transaction is 13.38 percent above the 2024 assessment of $176,400 and 34.68 percent above the 2021 assessment of $148,500. (Rio District, 3.07 acres)

January 22, 2024

  • A single family attached unit on Heather Court in the Briarwood neighborhood  built in 1983 sold for $273,900. That’s 15.77 percent above the 2024 assessment of $236,600. (Rivanna District, 0.08 acres)

January 23, 2024

  • A single family detached five bedroom house on Bishopgate Lane built in 2021 in Block 32 of Old Trail Village sold for $935,000. That’s 14.54 percent above the 2024 assessment of $816,300 and 88.02 percent over the 2021 assessment of $497,300. The address is (White Hall District, 0.14 acres)
  • How much does 5.73 acres of undeveloped land on U.S. 29 across from Carrsbrook drive cost? Flow 2110 Seminole LLC bought land for a future dealership for $7.15 million. That’s 74.81 percent above the 2024 assessment of $4,090,100. (Rio District, 5.73 acres)

January 24, 2024

  • A newly-built three bedroom house on Mary Jackson Court in the Galaxie Farm subdivision sold for $883,075. That’s 11.89 percent above the 2024 assessment of $788,900. (Scottsville District, 0.12 acres) 
  • A single family detached house built in 1990 on Timberbranch Court with two bedrooms sold for $430,000. That’s 12.10 percent over the 2024 assessment of $383,600 and 37.07 percent above the 2021 assessment of $313,700. (Scottsville District, 0.32 acres)
  • A four bedroom house built in 1979 on Tilman Road in the Ivy Brook subdivision sold for $860,000. That’s 30.7 percent above the 2024 assessment of $658,000. (Samuel Miller District, 3.35 acres)
  • A newly built four bedroom townhouse built on Koch Court in Brookhill sold for $526,710. That’s 2.27 percent above the 2024 assessment of $514,500. This is an end unit whereas the one next door that sold on January 31 is not. (Rivanna District, 0.08 acres)
  • A newly constructed three bedroom townhouse on Purple Flora Bnd sold for $425,000. That’s 3.84 percent above the 2024 assessment of $409,300. (Rio District, 0.03 acres)
  • A company called Sunny Pass LLC purchased over 54 acres in the White Hall District for $300,000. That’s 0.50 percent above the 2024 assessment of $298,500. (White Hall District, 54.32 acres)

January 25, 2024

  • A single family detached home with three bedrooms on Peach Tree Drive in the Orchard Acres sold for $245,000. The house was built in 1962. This amount is 9.73 percent below the 2023 assessment of $271,400. For some reason, GIS shows the acreage at 0. (White Hall District)
  • A two bedroom condo in a unit in the Ednam Condominiums on Worthington Drive sold for $1.6 million. That’s 65.24 percent above the 2024 assessment of $968,300. (N/A, Samuel Miller District) 
  • A new townhouse built on Renewal Lane in the Southwood development sold for $441,550. That’s 3.65 percent above the 2024 assessment of $426,000. (0.03 acres, Scottsville District)
  • A newly built three bedroom house on Mary Jackson Court in the Galaxie Farm subdivision sold for $886,966. That’s 29.65 percent above the 2024 assessment of $684,100. (0.12 acres, Scottsville District)

January 26, 2024

  • Another new townhouse built on Renewal Lane in the Southwood development sold for $414,400. That’s 1.59 percent above the 2024 assessment of $421,000. (0.03 acres, Scottsville District)
  • A manufactured home on 30 acres on Legends Way off of Rolling Road sold for $255,000. That’s 6.73 percent below the 2024 assessment of $273,400. Most of the property is under land use taxation under the forestry classification. (30 acres, Scottsville District)
  • A three bedroom house on Glasgow Lane built in 2005 in Glenmore sold for $859,000. That’s 4.99 percent above the 2024 assessment of $849,400 and 45.62 percent above the 2021 assessment of $612,400. (0.62 acres, Scottsville District)
  • A three bedroom single-family attached house on Woodmont Drive in the Rio Heights subdivision sold for $400,000. The structure was built in 1983 and remodeled in 2023. The sales price is 35 percent above the 2023 assessment of $296,300. (Rio District, 0.10 acres)

January 29, 2024

  • A four bedroom house in Rivanna Village built in 2020 sold for $650,000. That’s 2.71 percent below the 2024 assessment of $668,1000 and 30.73 percent above the 2021 assessment of $497,200. (Scottsville District, 0.16 acres)
  • An entity called Affordable Rural Development LLC with a Warrenton address purchased an undeveloped property in North Garden for . The sales price is 27.54 percent below the 2024 assessment of $62,100. (Samuel Miller District, 1 acre)

January 30, 2024

  • A six acre plot of land off of Route 618 sold for $110,000. That’s 51.31 percent above the 2024 assessment of $72,700. (Scottsville District, 6 acres)
  • A newly-constructed four bedroom townhouse on Vera Rubin Place in the Galaxie Farm development sold for $583,280. That’s 13.83 percent above the 2024 assessment of $512,400. (Scottsville District, 0.05 acres)
  • A three bedroom house on Remington Place in the Clover Lawn community in Crozet sold for $348,000. That’s 4.69 percent above the 2024 assessment of $332,400 and 30.78 percent above the 2021 assessment of $266,100. (White Hall District, 0.05 acres)
  • A 923 square foot one bedroom unit in the University Village condominium complex sold for $380,000. That’s 1.53 percent below the 2024 assessment of $385,900 and 53.04 percent above the 2021 assessment of $248,300. (Jack Jouett District, N/A)
  • A newly constructed three-bedroom townhouse built on Purple Flora Bnd in Hollymead Town Center sold for $395,000. That’s 3.49 percent below the 2024 assessment of $409,300. The new owner is Tilman Enterprises LLC. (Rio District, 0.03 acres)

January 31, 2024

  • Another newly-constructed four bedroom townhouse on Vera Rubin Place in the Galaxie Farm development sold for $522,000. That’s 6.36 percent above the 2024 assessment of $490,800. (Scottsville District, 0.05 acres)
  • A four bedroom house built in 2022 on Summit Ridge Trail in Ashcroft sold for $2,168,000. That’s 3.03 percent above the 2024 assessment of $2,104,300. (Rivanna District, 1.07 acres)
  • A recently built townhouse on Renewal Road in Southwood sold for $462,800. That’s 2.43 percent above the 2024 assessment of $462,800. (Scottsville District, 0.05 acres)
  • A four bedroom house built on1984 on Holkham Drive in the Lewis Hill subdivision sold for $855,000. That’s 20.13 percent above the $711,700. (Samuel Miller District, 2.58 acres)
  • A five bedroom single family detached house on Jonna Street in the Westlake Hills neighborhood in Crozet sold for $852,000. That’s 8.85 percent below the 2024 assessment of $934,700 and 21.32 percent above the 2021 assessment of $702,300. (White Hall District, 0.48 acres)
  • Another newly built four bedroom townhouse built on Koch Court in Brookhill sold for $459,900. That’s 4.03 percent below the 2024 assessment of $479,200. This one is also owned by Tilman Enterprises. (Rivanna District, 0.08 acres)
  • A newly built townhouse in the Profitt Terrace development off of Proffit Road sold for $425,000. That’s 3.69 percent below the 2024 assessment of $441,300. This project has been built and marketed by Greenwood Homes(Rivanna District, 0.06 acres)
  • A recently built three-bedroom house on Thicket Run Drive in North Pointe sold for $759,900. That’s 26.21 percent above the 2024 assessment of $602,100. (Rivanna District, 0.16 acres)
  • A three bedroom townhouse built in 2007 on Lockwood Drive in Abington Place in Hollymead Town Center sold for $365,000. That’s 11.28 percent above the 2024 assessment of $328,000 and 39.36 percent above the 2021 assessment of $262,100. (Rio District, 0.03 acres)
  • Another newly constructed three bedroom townhouse on Purple Flora Bnd sold for $395,000. That’s 9.49 percent below the 2024 assessment of $436,400. (Rio District, 0.03 acres)
